Scott Himelstein is one of the most persistent people I know. For years, he “scouted” the neighborhood where we rented a house. We were patiently waiting for the market to drop. Scott was digging up new business. When we finally decided we were ready to buy a house, there was Scott. We had no decisions to make about what realtor to use because we only saw one guy work the 91326 zipcode. For us, we wanted someone who really knew the area and acted like he wanted the job.

We were very specific in our requirements. We told Scott we wanted four bedrooms, at least two baths, a family room and a pool. While the rest of the country was loaded with inventory, our zipcode had very few houses in our price range. After a day, I was impatient. I made Scott shows us a few houses that were substandard. He took it in stride. After about two weeks, Scott called us and said he had “this house” for us to look at. It was a four bedroom, 3 bath pool home with a family room AND a bonus room for our large family. It was even in our price range. He didn’t pull a hundred houses off the mls in the hopes that we would compromise our standards to make a sale. He showed us the right one.

When we entered escrow, Scott said, “I knew that was your house”. Smart guy. I guess that is what happens when you find a realtor who actually takes notes on what you say and then delivers to you only what you asked for, no more, no less.

Hopefully, we won’t move for a long, long time. When we finally do, we will give Scott a call.

It is not often that we feel compelled to write and advise someone of another person’s outstanding service and performance. Scott Himelstein is that person we are referencing in this letter.

Scott Himelstein was referred to us by some very good friends that live close to us and we believe in Scott’s “Farm”. Our friends told us that Scott was very active and busy in their area and our friends thought he would be a good fit for our situation. He was!

We had an extremely difficult real estate transaction. This involved the estate sale of Connie’s parent’s house after their deaths.

The property was in a state of disrepair and numerous deferred maintenance items existed after Connie’s brother’s family inhabited the property for about four years.

The real estate market was changing drastically and it was not going in the estate’s favor. We had little knowledge of where to start on this, which turned out to be a year long project.

In August of 2007 the estate attorney asked all parties to give a preliminary market analysis and Scott’s determination of the value of the property in its current condition was professionally prepared and presented in a timely manner.

Scott also volunteered vendors and resources for our repair needs and in getting the property ready for sale. The handy man we are using to this day for the needed repairs on our own home. The termite inspection and subsequent “Tenting” for termite eradication went without a hitch.

On two occasions we asked Scott to take us through comparable houses in the area. Once for us to evaluate how much repairs we needed on our estate property and a second time to see if we were on target and evaluate the rapidly changing market. His knowledge of the properties and their locations in the area was invaluable.

Several times in 2008, during the rehab of the property, Scott visited us just to see how everything was going. His comments and suggestions throughout this process were always helpful.

The property was finally ready for listing around December of 2008. Scott’s management of getting the final arrangements made was on time and on target. He had all the answers even before we asked the questions. The listing brochures were perfect and the pictures from his photographer were very professional. The follow up email alerts and advisories were perfect and compliant to the needs of the estate and the attorney. The water certification and all other sellers’ requirements were handled without any delays.

The buyers, unfortunately, did not have as competent real estate agent as we did. It did not seem to matter to Scott. He went above and beyond what was required of the listing agent and found ways to “Do the deal”. With Scott, there were never any problems, there were only solutions.

When the market was falling, as it was during this period of time, an adjustment to the listing price was necessary. Scott explained the problems in loosing the interest of the showing brokers and the difficulties in trying to catch a falling market. We baulked, at first, but finally got our senses back and relied on the experience and professional approach that Scott had shown all throughout our association and the house was sold in early 2009. We still notice that similar properties in the area that are still on the market and we are done and on with our own lives, thanks to Scott Himelstein.
