Commutes to the Westside via the 405 are real. But the schools are strong, the communities are tight-knit, and your dollar goes further. Most buyers who choose the Valley do so deliberately — and don't regret it.
  • Honest answer: it depends entirely on your timing, your route, and which Valley neighborhood you're in. Via the 405 Sepulveda Pass at 8am, Santa Monica is 50–75 minutes. At 6:30am, closer to 25.
